Client Background
A metropolitan council oversees a wide range of public facilities like civic centres, kindergartens, sporting pavilions, libraries, and community halls. To keep these buildings safe, compliant, and in good condition, the council needed a scheduled roof and gutter cleaning program. Scope of Works
Australian Facilities Plumbing (AFP) was engaged to deliver this ongoing program across more than 50 Council sites.
The work involved:
- Routine cleaning of roofs and gutters
- Removal of debris, leaf litter, and blockages.
- Taking adequate steps to prevent water damage and protect roof drainage systems
- Inspecting and reporting on the condition of roofs, gutters, and downpipes.
- Identifying defects, leaks, and safety hazards before they escalated.
Approach
We tailored our approach to ensure efficiency, safety, and minimal disruption through:
- Specialist Teams: Localised roof and plumbing crews, trained in working at heights, were mobilised with access to elevated work platforms (EWPs) and fall arrest systems.
- Smart Scheduling: Works were carefully planned during off-peak times to reduce any impact on public services. Cleaning schedules and asset data were logged in Aroflo, with reminders set for annual or bi-annual cleans.
- Safety as a Priority: Site-specific safety plans were developed through SafetyCulture iAuditor, covering fall prevention, ladder use, and public access control.
- Clear Reporting: After each clean, the council received a detailed condition report with before-and-after photos, maintenance notes, and recommendations for any remedial works.
Outcome
The program delivered strong, measurable outcomes, including:
- All site works were accomplished on schedule, with minimal disruption to the community.
- Improved asset performance, with gutters and drainage systems ready to handle heavy storm events.
- Reduced risk of water damage, thanks to proactive cleaning and defect identification.
